      <description>&lt;p&gt;&lt;strong&gt;Short Sale Documents from seller&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;This is a list of documents the &lt;strong&gt;lenders&lt;/strong&gt; typically request from the &lt;strong&gt;seller&lt;/strong&gt; along with any &lt;strong&gt;lender &lt;/strong&gt;documents for a &lt;strong&gt;short sale&lt;/strong&gt; package:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;* Hardship letter&lt;/strong&gt; - This should be handwritten by the &lt;strong&gt;seller&lt;/strong&gt; if possible explaining their situation and requesting the &lt;strong&gt;lender &lt;/strong&gt;to do a &lt;strong&gt;short sale.&lt;br /&gt;&lt;/strong&gt;* &lt;strong&gt;Tax returns + W2&lt;/strong&gt; - Federal only ( most recent 2 years ).&lt;br /&gt;* 2 most recent &lt;strong&gt;bank statements&lt;/strong&gt; &lt;strong&gt;&amp;amp; 401K &amp;amp; IRA accounts&lt;/strong&gt;&lt;br /&gt;* 2 most recent &lt;strong&gt;pay stubs&lt;/strong&gt;&lt;br /&gt;* Documentation supporting your &lt;strong&gt;hardship&lt;/strong&gt; if the sellers have any, termination letter, disability letter, doctors bills, etc.,&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;How can you see the first differences between a modular home and a manufactured home? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Well, I will explain this, because I have&amp;nbsp;deal with these ones several times for some customers who are looking very inexpensive houses, I have told by an appraiser the first difference that you can see between a modular home and a manufactured home.&amp;nbsp;&lt;br /&gt;&lt;strong&gt;The manufactured&lt;/strong&gt; has a &lt;em&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;metal tag&lt;/strong&gt;&lt;/span&gt;&lt;/em&gt; somewhere outside the house that says &quot;it conforms to a federal building code, called HUD Code&quot;, &lt;strong&gt;modular do not have that metal tag outside&lt;/strong&gt;. Sometimes you can not see the metal tag and you need to check in the closets and try to find them. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Modular Homes&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Built in sections at a factory.&lt;/li&gt;
&lt;li&gt;Built to conform to all state, local or regional building codes at their destinations.&lt;/li&gt;
&lt;li&gt;Sections are transported to the building site on truck beds, then joined together by local contractors.&lt;/li&gt;
&lt;li&gt;Local building inspectors check to make sure a modular home's structure meets requirements and that all finish work is done properly.&lt;/li&gt;
&lt;li&gt;&lt;em&gt;sometimes&lt;/em&gt; less expensive per square foot than site built houses.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Manufactured Homes&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Formerly referred to as mobile homes or trailers, but with many more style options than in the past.&lt;/li&gt;
&lt;li&gt;Built in a factory.&lt;/li&gt;
&lt;li&gt;They conform to a Federal building code, called the HUD code, rather than to building codes at their destinations.&lt;/li&gt;
&lt;li&gt;Built on a non-removable steel chassis.&lt;/li&gt;
&lt;li&gt;Sections are transported to the building site on their own wheels.&lt;/li&gt;
&lt;li&gt;Multi-part manufactured units are joined at their destination.&lt;/li&gt;
&lt;li&gt;Segments are not always placed on a permanent foundation, making them more difficult to re-finance or sell.&lt;/li&gt;
&lt;li&gt;Building inspectors check the work done locally (electric hook up, etc.) but are not required to approve the structure.&lt;/li&gt;
&lt;li&gt;Generally less expensive than site built and modular homes.&lt;/li&gt;
&lt;li&gt;Sometimes decrease in value over time. &lt;/li&gt;

      <description>&lt;p&gt;&lt;strong&gt;What Is a Colorado HUD Home?&lt;br /&gt;&lt;/strong&gt;The Federal Housing Administration (FHA), which is a part of the Department of Housing and Urban Development (HUD), provides federal mortgage insurance which ensures that mortgage lenders will be reimbursed in the event homebuyers default on the mortgage. When a lender is forced to foreclose on an FHA-insured single family home, townhome, or condominium because the owner can no longer make payments, it can file a claim with FHA for the balance due on the mortgage and convey title of the property to HUD.&amp;nbsp;Colorado HUD Homes, therefore, is a one-to-four unit residence acquired as a result of a foreclosure on an FHA-insured mortgage.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How&amp;nbsp;Colorado HUD Homes are Sold?&lt;br /&gt;&lt;/strong&gt;When&amp;nbsp;a Colorado HUD Homes become available for sale, usually it is listed on the Multiple Listing Service and on Colorado HUD's home page on the Internet. Any real estate broker who is properly registered with Colorado HUD Homes may submit contracts for purchase. Brokers are used because of their expertise in the local residential real estate market and because HUD does not have sufficient staff either to show properties to prospective buyers or to assist in those other aspects of homebuying normally handled by brokers.&lt;/p&gt;
&lt;p&gt;Most Colorado HUD Homes are initially offered on a priority basis to Colorado owner occupant purchasers (people who are buying the Colorado HUD home as their primary residence).&lt;/p&gt;
&lt;p&gt;Following the priority period, unsold properties are then available to all Colorado buyers, including Colorado investors.&lt;/p&gt;
&lt;p&gt;HUD Homes are offered for sale at fair market value, based on a recent appraisal. Generally, HUD Homes are sold in what is known as an &quot;Offer Period,&quot; during which a potential buyer's offer must be made. At the end of the Offer Period, all offers are opened and the bid providing the highest acceptable net return to HUD may then be accepted. Following the initial &quot;Offer Period&quot; homes remaining unsold are offered on an &quot;extended&quot; basis which means offers may be submitted any business day. If a bid on one of these homes is acceptable, the broker will usually be notified within 48 hours of HUD's acceptance of the offer.&lt;/p&gt;
&lt;p&gt;HUD does not provide direct financing to buyers of Colorado HUD Homes. Colorado Buyers must obtain financing through either their own cash reserves or a mortgage lender.&lt;/p&gt;
