When is really late on your mortgage and bad for your credit?
Borrowers tend to think that a late mortgage payment is reported on the credit after the 15th day of each month. Wrong !!! Lenders report on your credit a late mortgage payment after 30 days. So for instance whether you have to pay the 1st of every month and the lender receive the payment on the 27th of the same month that it is due, you are fine!!, but lenders generally will charge you an additional 5% late fee after the 15th day grace period + the interest accumulated that it is not reflected at that time or charged to you that time. If your payment was on July 1st and lender received your payment on August 1st, then you are delinquent 30 days and it will be reported as a late payment to the credit bureaus.
Now, never forget this, lenders do not tell you THIS, if you pay every 5th day each month, you will get an accumulated interest at the final of your loan or it will be reflected when you get your mortgage pay off always and only when you need to refinance or sell your home.
My best suggestion to you is: "try that your lender gets your payment every 1st day of every month."
