Short Sale Documents List From Seller

Short Sale Documents from seller

This is a list of documents the lenders typically request from the seller along with any lender documents for a short sale package:

* Hardship letter - This should be handwritten by the seller if possible explaining their situation and requesting the lender to do a short sale.
* Tax returns + W2 - Federal only ( most recent 2 years ).
* 2 most recent bank statements & 401K & IRA accounts
* 2 most recent pay stubs
* Documentation supporting your hardship if the sellers have any, termination letter, disability letter, doctors bills, etc.,

Remember:
* That list can vary from lender to lender, but this is a general, this is a must!!!
* Always Prepare a  complete Short Sale Package,
* Never send an  incomplete short sale request, they can ignored it or throw it away if that is the case.
* Here in Colorado takes between from 30 to 60 days for a short sale acceptance or approval.
* Always call them once daily, but just once, do not bother them.
* Lenders  daily have Short Sales requests around 300 to 400 daily, so you can imagine how busy they are, at least these days on this market

So do not expect that they will call you soon or to give you a follow up next day or daily.

1) Obtain all existing lender information from your client. Name of the bank and loans numbers.
2) Have seller sign authorization so you can speak to the bank on their behalf make sure to have them include their SS#
3) Order O&E and TBD on the property so you have no surprises. Judgments, bankruptcies, etc.
4) Order payoffs immediately so you know exactly what the #'s are.
5) Order the HOA status letter, you need to know the entire picture prior to a contract coming in.
6) Get Short sale package from lender, some lenders provide that, some others not.
7) Listing Agreement/MLS contract all of these should state that any offers or contracts are contingent upn seller's lender(s) accepting a short sale.

Colorado Ski Train-Colorado Trains

Throughout the 1950s and 1960s, the Ski Train was youth-oriented - dominated by the Eskimo Ski Club, whose members ranged in age from 7 to 17.  Today, many older Denver natives credit the Ski Train and the Eskimo Ski Club for introducing them to skiing.

The 1980's brought hard times to the Ski Train.  Ridership steadily declined, and the 1915 vintage railcars began to show their age.  In 1988, Ansco Investment Company, a Denver-based company, acquired the train with its purchase by its parent company of the Denver & Rio Grande Western Railroad.  

Under the management of Ansco Investment Company, the "New Ski Train" was born.  The old cars were sold to the Napa Valley Railroad Co. (now the Napa Valley Wine Train) and replaced by the train's present cars.  A new business plan aimed to rejuvenate the train in all respects - complete with upgraded cars, improved customer service, a computerized ticket system and the introduction of Club class and luxury private car service. 

Ski Train ridership doubled the first year and tripled the second.  The Denver Partnership awarded the Ski Train the Downtown Award of Honor "for this unique fifty-year downtown mainstay and its vital linkage between the City Center and Colorado mountains."

Today, the Ski Train aptly dubs itself "a Denver Tradition for Generations," and each year introduces a new generation of skiers not just to the joys of skiing, but to the joys of traveling by train, as well.  They have had such great winter success, they have expanded to operate Saturdays in the Summer!

The Ski Train is located at 17th and Wynkoop Streets in lower downtown Denver. 

From I-25:  The easiest route is to take the 20th Street Exit (Exit 212-C) towards Coors Field and downtown.  Turn right on Wazee Street, then right again on 17th Street to Union Station.

From Central Denver:  From Auraria Parkway or Speer Blvd, travel on Market Street towards the city.  Turn left on 18th Street to Union Station.

The Aurora History Museum opened its doors in 1979 in a historic building with two very small galleries and an office. In 1990 the Museum moved to its present location, re-opened in 1991 and became a part of the City of Aurora, Cultural Services Division. The increased space allowed the Museum to expand the exhibits with two larger galleries and a community room. A small classroom gave the Museum staff the opportunity to provide classes, lectures, and workshops to people of all ages. School and group tours are now scheduled and the reference library has more than doubled its size. The Museum collects and exhibits artifacts and documents pertaining to Aurora's and Colorado's history. The public is invited to use the Museum's reference library and history archives
