Could be Radon in my water? Absolutely YES, radon can dissolve in the groundwater and be released into air of the home when it is used for showers, laundry, and other purposes. The concern with the radon in water is not widespread and is primarily associated with homes whose water supplies are from wells or public water supplies that use groundwater.

The major concern it is not with drinking water, but rather the additional amount of radon added into the breathing space beyond that which comes from the soil. Normal radon in air tests will measure this contribution, if the home is occupied during testing. It takes a lot of radon in the water to have a measurable effect in the indoor radon concentrations. As a rule of the thumb, it takes 10,000 pCi/L in the water to add one additional pCi/L of radon in the air. So always test the air first, before testing or becoming concerned with radon in the water. Your radon testing professional should be able to provide with the guidance.

16) Title company paperwork, Docs, Figures, and Funding

At this point the title company is waiting documentation from the lender to prepare figures, when title company receives docs, the title company processor start working doing final docs and then those are sent back to lender to double check that everything is ok, (green light).

A wire or check for the entire loan amount will be sent to the title company by the lender, the funds are sent usually by wire transfer to the title company.

17) Signing

Legal documents will signed by YOU (buyer)for the loan and by the seller to release property, usually at title company in front of a public notary, Buyer's Realtor and Seller's Realtor will be present at closing to help in the transaction and to make sure that everything in the real estate transaction will be handled properly. Remember: To ask your realtor to check figures so you can make sure that everything is ok.

18) Close on Escrow / Closing.

The date the documents are recorded and title passes from Seller to Buyer. On this date, the Buyer becomes the legal owner, and title insurance becomes effective.

19) Confirmation of Recording

The title company authorizes to closing agent or closing company to draft a check to the seller and disburse all pertinent checks.

20) Move in

You receive the keys and you are ready to move into your new home, enjoy your new home, congratulations!!! and remember never be late on your mortgage payments, if someday you get in financial problems, call your lender immediately before you make any late payment and explain the lender the problem, why you are in problems and it is a good chance that they will help you, do not ruin your credit remember how important is to have good credit.

11) Approval

When you credit and debt to income is good your loan will be approved with little or no problem. However, in some cases you may need to put more money down to improve the debt to income ratio. If the property appraisal is less than the purchase price, you may increase the down payment to cover the difference or cancel the commitment before or on the appraisal deadline. In some cases repairs or improvements may be required. There may be also other conditions to meet before it is issued the loan approval.

Remember: if loan approval is granted to the mortgage broker, then this step is completed and the loan processor can work on steps 12,13 & 14, loan processor can proceed to get you a schedule for the appraisal and the home inspection,
To pay for the home inspection and the appraisal is your responsibility by default unless it is agreed with different terms in the contract.
It is not a good idea to get ahead whether step number 11 is not approved. This PROTECTS you  not to spend in the appraisal and home inspection without knowing that it will be approved. Approved does not mean that it is Clear To Close, approved means that you are under some conditions set by the lender's underwriter.

12) Home Owners Insurance or Hazard Insurance

Lenders require for your protection to have evidence of insurance for hazards that can occur in your real estate property, so it will protect your home for any hazards, loan processor can help you with this step, also you can shop around with insurance brokers or insurance companies to get the best quote available. Remember: Home Owners Insurance will protect you and will protect lender.

13) Appraisal

Lenders require an appraisal, on all home sales, appraisal it used to compare other similar homes in the neighborhood with the one that YOU (buyer/borrower) you are buying. An appraiser usually will compare homes from the same style and type, Real Estate Properties must be compared mainly in the same subdivision and comparables must be no longer than six months old, when there are not enough sold homes in the same subdivision, then  appraisers look further 12 months old sold dates or jump to other subdivision to get similar comps.  Remember: You and the lender will be protected and will have a professional opinion from a licensed appraiser, you can know also whether the real estate that you want to buy is priced at a fair market value.

14) Home Inspection

Most purchase loans require an inspection of property for hazards and water damage. Conditions must be normal for living, if something essential to live is missing, seller must fix it or put it before sale. Remember: Property inspection protects specially the buyer and the lender.

15) Final Lender's Underwriter Review and Clear to close

            When lender's underwriter review everything and conditions were met, then lender will send to the mortgage broker a notice by fax or email that your mortgage loan is ready to close. "Clear to close"

6) Title Commitment / Title Search

Loan processor needs to order the title Commitment, A Title Commitment is a promise to issue an insurance policy on a piece of property. A Title Commitment is equivalent to a binder for other types of insurance, which commits, or binds, the insurance company to issue the policy as set forth in the commitment. 

A title researcher visits the local title office records, and retrieves current ownership and lien records whether they exist. It can be any liens/judgments/lawsuits against the property. So, any liens/encumbrances against property at time of selling must be paid in full at closing by seller by default.  To verify the boundary lines of the property Real estate property should be surveyed,  a survey is not forceful. Remember:  Your realtor needs to make sure that title does not have  any problem and if there is something that he/she finds, he/she(realtor) needs to tell you about any issue that is found in title, this protects you (the buyer/borrower) from any title discrepancy and the protects the  lender too.

7)  Documentation

Paperwork supporting the application must be given to the loan officer as: Proper information, Paystubs, two year's tax returns (if required), bank account statements verifying the source of your down payment funds to close and reserves (if required and not in all cases) and loan officer will give these paperwork to the Loan Processor.  Remember: To speed up your process, give the complete documentation requested by the loan officer. Loan Programs/Options depends a lot from your needs/wants/situation and FICO Score.

8) Mortgage Insurance

Many lenders require that borrowers carry with mortgage insurance when the down payment it is less than 20% of the value of the property, mainly if it is a loan program for "A" Paper loan or Conforming program. Remember: That protects the lender from the investment for future hazards that can occur (Not applied on all loan programs). 

9) Processor Review

Loan processor will order and package all pertinent information to be turned to the lender's underwriter, including any explanation that may be needed, such as: derogatory credit.

10) Underwriter Review

Based on the information put together by the loan officer and the loan processor. The underwriter makes the final decision whether loan it is approved or not. Lenders are looking for a borrower who will make payments on time and for property that will cover the cost of the investment if a buyer defaults.
